Refrigerant leaks.

The first heat wave came upon us on the 11th and 12th day of May 2011 and many service calls to us was lack of Refrigerant in the system. Refrigerant has a tendency to leak out in the winter due to the fact that the Refrigerant migrates to the coldest location and Refrigerant molecules shrink from the cold. When Refrigerant leaks are present, this causes all kinds of problems starting with the most important one, Refrigerant escaping to the stratosphere and opening up the ozone layer even wider. Of course this is what our illustrious government tells us.

When Refrigerant leaks occur, you the home owner is responsible to fix the Refrigerant leak. (not our rule)
Other problems associated with Refrigerant leaksare air in the system, if Refrigerant leaks out, air can enter. What problems do this cause? Air in a closed system causes contamination to the Refrigerant and compressor oil. Also acid can form into the system and can wreak all kinds of havoc. A sign that a non-condensable is present is lack of cooling with the adequate amount of Refrigerant in the system.

To properly correct a Refrigerant leak one should evacuate the system and find the leak with nitrogen or florescent dye and fix the leak and perform proper  dehydration of the air conditioning system. If a leak is buried in the walls there is a stop leak chemical that seems to work pretty well on the market that has no side effects on the system.
Our company uses this leak stop often on high rise buildings with Refrigerant leaks. Our success rate is about 80%. Many leaks are in the condenser coil or evaporator coil; we have found over the years that it is dollar wise to the customer to sell a new condenser or evaporator coil over trying to fix the leak.
